Description:
A German university of applied sciences has developed a new method of measuring the airtightness of apartment buildings to detect air leakage patterns causing energy loss or damage through deposition of moisture in the construction. Internal air leakages in multi-family buildings are examined owing to their significance to preventive fire protection as well as the transmission of odours and noise.

The method of guard zone testing is applied to locate air leakage positions on interfaces between building zones and the building envelope. In guard zone testing, two or more blower door fans are used to apply identical differential pressure to adjacent building zones. The results are set in proportion with a zero-inflated model of the air permeability of the external building envelope.
10 multi-family buildings, each containing 6-12 flats, are to be examined.

The research group is looking for international manufacturers of measurement devices, sealing materials or ventilation systems for collaboration, as well as contacts with other researchers.
Advantages and Innovations:
Due to their more opportune proportion of building volume to envelope area, large buildings usually meet airtightness limit values more easily than single family detached houses. Nonetheless, the chance of damage caused by air leakages in a large building is substantially increased, partly because of the proportionally smaller building envelope. Other factors are that they usually are more densely populated and that a greater thermal lift can also increase the air passage frequency in air leakages at the top of a building.
The adequacy of German air tightness regulation may have to be reviewed.
Guard zone testing is an established measuring method that is not oft applied in air tightness measuring services. Owing to the great variance in setup-conditions, the method can be very time consuming. The team is applying guard zone testing in buildings with up to eight different zones.
